Garrod Building QMUL

Battledore were appointed by Beardwell Construction to undertake the mechanical services installation for the comprehensive refurbishment of this historic building which was previously the first Medical School in London.

We undertook the replacement of LPHW heating by DX heat pump fan coil units and cassettes. We also updated the various ventilation systems including MVHR’s and heat recovery Air Handling Units. The Student Union have a new kitchen and Bar/Social area, and the historic Library was upgraded to a student leisure zone. Final contract value in excess of £1.5M. The project had it’s challenging moments, as the refurbishment started before the design was complete, we fully supported Beardwell in their proactive attitude to getting the project finished in time for the students to use.

 

St James

20 St. James Square

Is a 69,605 square-foot, class A office property comprised of three interconnected buildings: a historic 1774 section designed by architect Robert Adam, a 1930’s extension and a 1990’s addition. The Robert Adam-designed building is grade 1 listed structure, the highest level of landmark protection afforded.

The St. James Square refurbishment project consist the extension to the 4th floor, new 5th floor terrace, refurbishment of WC’s new mechanical and electrical services throughout, works to the vaults, restoration of historic features including doors, ironmongery, joinery, decorations, staircase, works to front lightwell and rear courtyard and restoration of existing façade.

This property is being refurbished to be used as a commercial office building.

Each floor will be fitted with an independent three pipe comfort cooling system linked to individual outdoor units located in a purpose building acoustic enclosure on the roof level.

Basement and newly added fourth floor will be fitted with mechanical ventilations systems with heat recovery (MVHR). All WC’s on the other floors will have MEV type extraction systems.

Heating to every level will be provided either by three-pipes comfort colling system, electrical underfloor warming mats or electric panel heaters (trench heaters where applicable) linked to communal BMS system.

Battledore have been appointed as principal contractor under a PCSA to complete the refurbishment of historic community rooms within the Kensal House estate for SPID Theatre Group.  We were approached by the Clients team following demise of the original contractor and we are looking forward to being part of the building’s upgrade and restoration.

National Theatre

We are delighted to have been appointed for the £1.5M refurbishment of the 5th Floor Costume Workshops within the NT’s iconic ‘Brutalist’ building on London’s South Bank.  The works are to be undertaken over a 20-week period with the Theatre remaining in full operation throughout.

The American School in London

We have secured our third scheme for this prestigious client.  These latest works will see us undertake improvements to the heating, cooling and ventilation across teaching and office spaces along with general refurbishment and improvement works to their music practice rooms.  Two new air handing units will be placed at roof level along with all new structural support framework. 

As Principal Contractor for this project, we will deliver the works over a fast-track 8-week period.

The Garrod Building

Another appointment from Essex -based Beardwell construction will see us deliver the mechanical installation as part of the overall refurbishment to this Victorian building on the QMUL Campus in Whitechapel, East London.  Our works include heating and domestic plumbing alterations, extensive upgrading of the ventilation to the spaces involving installation of new air handing units together with MVHR units, air conditioning and BMS.

Queen’s House

We have been awarded the contract for Queens House circa £750K

Our long-standing relationship with Quinn London goes from strength to strength as they have just appointed us for the mechanical installation on their Queen House project.  The £7M redevelopment of this existing office building in St James Street, Central London will include an additional floor being added to the structure to create seven floors of high-quality office space.  Each floor will have self-contained air conditioning, ventilation & domestic services, with showering and changing facilities provided within the basement areas.

London Zoo

We have just completed the mechanical installation, as part of the refurbishment of the ZSL Community & Education Centre within Regents Park in central London.  Quinn London were Principal Contractor and our works included alterations and improvements to the heating, domestic services and ventilation

The American School in London

We have just completed our second scheme for The American School

We were appointed Principal Contractor for this internal refurbishment scheme to teaching areas of this prestigious private school in St Johns Wood. Over a fast-track 8-week programme, we undertook the replacement of fifty 4-pipe fan coil units to upgrade the heating and cooling within thirty-six classrooms and other associated offices and communal spaces. The scheme involved all new pipework, electrics, BMS controls, ventilation ductwork & grilles, together with replacement suspended ceilings, lighting, PA and fire alarm works. Contract Value £900,000. 

Following the success of this contract we were appointed to undertake similar works to their main reception, offices, and library.  Also undertaken over a fast paced 8- week period during their summer break, this £530,000 contract involved the replacement of 24 fan coils units along with associated LTHW & CHW pipework, electrical works etc.

The works, delivered over the school’s summer break period, involved the reconfiguration of the ventilation, heating and cooling strategy for the main reception area and associated offices, together with the library space via the installation of twenty-three 4-pipe fan coil units together with associated fresh air and secondary ductwork, plumbing, electrical, BMS controls, fire alarm, PA system, suspended ceilings and finishes works. Despite extensive and unforeseen fire stopping and remedial works being added to our scope of works, we were able to deliver the works on time within the original 8-week construction period. Contract Value £530,000.

The American School

Battledore have commenced works at The American School in London undertaking extensive refurbishment works and upgrade works. This scheme was postponed from last year due to the COVID-19 pandemic. Works to be completed in the summer recess.

Covid-19

In response to the Covid-19 pandemic our operational sites were shut from 20th March and works that were imminently planned to start postponed.  We instigated social distancing where possible and reluctantly had to furlough some employees.  We are glad to report however that sites are now starting to reopen and,  working to the Site Operating Procedures set out by the CLC, we will be phasing-in a recommencement of works on site from Monday 4th May.

New Award & New Client!

We have received our first order from Beardwell Construction for the mechanical works to an extension & refurbishment project at Blackfen School for Girls.  The works will involve construction of new teaching block, forming a new science lab within the existing school and repositioning of the staff room. We are looking forward to working with our new colleagues at Beardwell, and hopefully the development of a longstanding and mutually beneficial working relationship.   

New Contract Award; Punchdrunk Theatre

Battledore have been appointed by the world-renown theatre company Punchdrunk, to deliver part of their fit-out of the listed Woolwich Arsenal buildings. Operating as Principal Contractor our works include new ventilation, electrics and partitioning.

New Contract Award; Afghan Embassy

Battledore are undertaking the mechanical installation for the refurbishment of the Grade II Afghan Embassy building on Exhibition Road. This continues our long-standing relationship with Quinn London who are Principal Contractors for this £8.2m scheme. We are providing a full design for this works package that incorporates all new drainage, heating, domestic water services, air-conditioning & ventilation.

New Contract Award; Wandsworth

We have just been appointed by high-end residential contractor Harris Calnan to undertake the design & installation of mechanical works for a private residence near Wandsworth Common in London.
